For honest and ethical appraisals, trust Diamondback Appraisal & Consulting, Inc.

Generally, appraising is a long term career. Requirements to become a licensed appraiser have increased more than ever before. That's why it goes without question in this day and age that real estate appraisal can unquestionably be considered a profession rather than a trade. As with any profession we must follow strict ethical considerations.

We have a great deal of responsibilities as appraisers, but our main duty is to our clients. Typically, in residential practice, the appraiser's client is the lender ordering the appraisal, and often the appraisal is ordered by a third party the lender has hired in order to maintain independence. It follows that appraisers have certain duties of privacy to their clients, plus strict rules and regulations to which we must adhere. So, as a homeowner, if you want to obtain a copy of the appraisal document, you normally should request it from your lender.

Other responsibilities include numerical accuracy depending on the assignment's nature, attaining and keeping a respectable level of competency and education, and the appraiser must conduct him or herself as a professional. Here at Diamondback Appraisal & Consulting, Inc., we take these ethical responsibilities very seriously.

Appraisers will frequently be obligated to consider the interests of third parties, including homeowners, buyers and sellers, or others. Normally the third parties are explicitly defined in the appraisal report. An appraiser's fiduciary duty is restricted to those third parties who the appraiser is aware of, based on the scope of work or other written parameters of the assignment.

Diamondback Appraisal & Consulting, Inc. has an established reputation for completing competent and ethically superior appraisals. Contact us today to learn more.

Appraisers also have rules outside of boundaries of clients and others. For example, appraisers must store their work files for at least five years - something else Diamondback Appraisal & Consulting, Inc. makes a part of their standard routine.

While busy with an order, we follow the highest ethical standards possible. Doing orders based on contingency fees is never an option. That means we can't agree to do an appraisal report and get paid only if the loan closes. There's certainly a conflict of interest if an appraiser can report an unsubstantiated value with the reward of getting paid more money! This isn't how we operate.

Finally, the Uniform Standards of Professional Appraisal Practice (or simply "USPAP") also describes a violation in ethics as the acceptance of an assignment that is contingent on "the reporting of a pre-determined result (e.g., opinion of value)", "a direction in assignment results that favors the cause of the client", or "the amount of a value opinion" as well as other situations. We diligently follow these rules to the letter which means you can be assured we are working hard to provide an unbiased determination of the home or property value.

When you order an appraisal from Diamondback Appraisal & Consulting, Inc., we'll make sure you're getting the professional service you expect along with the honesty and integrity we're known for.
